Gentrification, a complex process of urban transformation, has been a topic of increasing interest and concern in the field of Urban and Regional Planning. This research project aims to analyze the patterns of gentrification in urban neighborhoods, focusing on the factors driving this phenomenon, its impacts on existing communities, and potential strategies for sustainable urban development. The study begins with an exploration of the historical background of gentrification and its evolution over time, providing a comprehensive understanding of the context in which this process occurs. By examining the problem statement, the research seeks to identify the key issues and challenges associated with gentrification, such as social displacement, economic inequality, and cultural homogenization. The objectives of the study are to assess the extent of gentrification in selected urban neighborhoods, analyze the socio-economic characteristics of gentrifiers and displaced residents, and evaluate the effectiveness of existing policies and planning strategies in addressing the negative consequences of gentrification. Through a systematic review of the literature, this research project synthesizes existing knowledge on gentrification patterns, contributing to a deeper understanding of this complex urban phenomenon. Despite the limitations of the study, including data availability and methodological constraints, the research offers valuable insights into the dynamics of gentrification and its implications for urban planning practice. Chapter One provides an introduction to the research topic, background of the study, problem statement, objectives, limitations, scope, significance, and definition of key terms. Chapter Two presents a detailed literature review on gentrification, covering theoretical perspectives, empirical studies, and policy implications. Chapter Three outlines the research methodology, including data collection methods, sampling techniques, and analytical approaches. In Chapter Four, the findings of the study are discussed in depth, highlighting the key trends, patterns, and implications of gentrification in urban neighborhoods. The analysis is supported by empirical evidence and case studies, offering a nuanced understanding of the complexities of gentrification processes. Finally, Chapter Five presents the conclusion and summary of the research, drawing key insights from the findings and proposing recommendations for future research and practice.
