Urban regeneration is a critical aspect of sustainable urban development, aiming to revitalize and enhance the economic, social, and environmental aspects of urban areas. Mixed-use developments have emerged as a popular urban planning strategy to promote compact, walkable, and vibrant communities. This research project investigates the impact of mixed-use developments on urban regeneration in a metropolitan area through a comprehensive case study approach. The study begins with a thorough examination of the background of urban regeneration and the evolution of mixed-use developments as a planning tool. It identifies the problem of urban decay and the need for innovative strategies to revitalize urban areas. The objectives of the study focus on assessing the effectiveness of mixed-use developments in promoting urban regeneration, analyzing the challenges and limitations faced in their implementation, and determining the scope and significance of their impact on urban areas. A comprehensive literature review is conducted to explore the theoretical foundations and empirical evidence related to mixed-use developments and urban regeneration. The review examines key concepts such as mixed-use zoning, urban design principles, economic benefits, social implications, and environmental sustainability.
