Project Abstract

<p> Land use<br>activities in Uyo metropolis have been observed to have effects on the<br>environment in which we live and carry out our business. The aim of the study<br>is to enumerate the physical problems arising from the land use pattern in the<br>study area, to find out the effect of dumpsite on the occupant residential<br>properties, to investigate the effect of petroleum filling station on the<br>residential property value and to verify the effect of traffic congestion on<br>the infrastructure services. The research designs were survey method and<br>questionnaires which were distributed. The population of the study is 350.<br>Business owners 150, Resident 200. Sample drawn from the project is the<br>simple techniques and systematic random techniques where vehicle loading point,<br>filling station, dump site are counted after every 500m. The status head analysis<br>adopted is percentages, regression analysis. The finding of the study shows<br>there are different environmental hazard in Uyo metropolis. The conclusion<br>shows that the commercial land use possess more environmental problems than any<br>other land use. Dump site affect resident, filling station affects commercial<br>land use, vehicle loading point affect traffic; Recommendation for this project<br>is policies need to be made with strict rules to reduce the problem in the<br>environment. <br></p>

<p> </p><p>&nbsp; &nbsp; &nbsp; &nbsp; Land<br>use is the use of land for a single or multiple purpose aimed at achieving a<br>desired result. Land is the center of all activities on earth. The post and<br>primary thing people ever used to meet their need was solely on land (Mbadiwe<br>2004). That is why we build on land, farm on it, feed and also move on land.</p><p>&nbsp; &nbsp; &nbsp; &nbsp; &nbsp; &nbsp; An urban area implies an area with diverse<br>and spatially dispersed land uses. These land uses attracts and generate<br>movements to and away from them. Consequently, the more land uses and urban<br>area has, the more diversified or greater the socio-economic activities,<br>mobility conflicts and vis-à-vis congestion. These movements will be constrained<br>if the location of the land uses is not planned. Urban area requires adequate<br>planning and control in order to ensure harmonious development and functional<br>efficacy of uses.</p><p>&nbsp; &nbsp; &nbsp; &nbsp; &nbsp; To ensure adequate planning and orderly<br>development of urban facilities and services there must be development control<br>mechanism. As population in the urban areas increases, urban planning become<br>more critical and the pressure and the pressure on the facilities is high.<br>According to Oyesiku (1997) the forms and patterns of distribution of structure<br>in general to promote the good health, accessibility, convenience and harmonious<br>land use in environment area functions of a considerable extent of the right<br>and methods of dealing with land. Due to rapid urban growth and mixed land uses<br>in Uyo urban, there is an increase in land use problems such as blighted<br>structures, rising from the costs of land, flooding, overcrowding and<br>congestion, etc.</p><p>Urban land use structures account<br>for land use changes and the activities are more frequently analyzed to<br>include, residential, commercial, industrial, transportation and to a lesser<br>extent public and other services. Within the broader realm of oriented studies<br>of land use, two particular approaches have been developed. They are the behavioral<br>and the institutional. The behavioral attempted to describe and explain land<br>use pattern as a function of factors, influencing human behavior and decision<br>making to causing on human activity system (Chaplin and Kaiser 1990).</p><p>&nbsp; &nbsp; &nbsp; &nbsp; &nbsp; &nbsp; In<br>Uyo urban, there seems to be agglomeration of most of the land uses such that<br>there is a clustering of space. Similarly, the allocation of space to most of<br>the land uses types usually does not take into consideration the effect cause<br>on the other land uses. These effect are overcrowding, traffic congestion,<br>flooding, pollution etc.</p><p>&nbsp; &nbsp; &nbsp; &nbsp; &nbsp; &nbsp;<br>Another urban land use problems in Uyo is the uncoordinated locations of<br>functionally related land uses, examples are the location of filling stations<br>near commercial and residential buildings such as Total, Mobil, Keybros filling<br>station along Ikot ekpene road, Winmos, Nossien, NNPC filling stations along<br>Oron road etc. The low level of awareness an enlightenment on the provision of<br>Uyo Mater Plan (1988) for Uyo capital led to the development of urban land uses<br>contrary to the set goals. Property developers see the existing Uyo master plan<br>and its provisions as a restrictive imposition on the development drive of the<br>people.</p><p>The<br>research work is aimed at examining the land use in Uyo metropolis in order to<br>pin-point the problems inherent in the area that are associated with urban land<br>use control and to determine whether there is any significant relationship to<br>the people perception of planning and attitude towards land use control with<br>the specific objectives as;</p><p>&nbsp; &nbsp; &nbsp; &nbsp; &nbsp; &nbsp; &nbsp; &nbsp; &nbsp; &nbsp;<br>i. &nbsp; &nbsp; &nbsp; &nbsp; &nbsp; <br>To enumerate the physical<br>problems/conflict arising from land use pattern in the study area.</p> <br><p></p>
