Project Abstract

Land tenure systems play a crucial role in shaping land use patterns, property rights, and overall development outcomes in many regions, including Nigeria. This study focuses on examining the land tenure system in Ikeduru Local Government Area of Imo State, specifically within Owerri Municipal Council. The research aims to provide a comprehensive understanding of the existing land tenure arrangements in the area, exploring the historical evolution, legal frameworks, and customary practices that govern land ownership, transfer, and use. By utilizing a mixed-methods approach, including interviews, surveys, and document analysis, this study seeks to uncover the complexities and dynamics of the land tenure system in Ikeduru L.G.A. Data collection will involve engaging with key stakeholders such as traditional leaders, government officials, landowners, and community members to gather diverse perspectives on land tenure practices and their implications for land management and development. The research will delve into the historical context of land tenure in the study area, tracing the evolution of land ownership patterns from pre-colonial times to the present day. This historical analysis will shed light on how colonial legacies, statutory laws, and customary norms have shaped the current land tenure system and influenced land tenure conflicts, land access, and social relations in the community. Furthermore, the study will critically examine the legal frameworks governing land tenure in Ikeduru L.G.A, with a focus on statutory laws, land registration processes, and land dispute resolution mechanisms. By analyzing the existing legal provisions and their implementation, the research aims to identify gaps, inconsistencies, and challenges within the formal land tenure system that may impact land tenure security and land administration in the area. In addition to the formal legal framework, the study will investigate the role of customary practices and traditional institutions in regulating land tenure arrangements in Owerri Municipal Council. By exploring the customary norms, land tenure customs, and traditional governance structures, the research seeks to understand how these informal systems interact with formal legal frameworks and influence land tenure dynamics at the local level. Overall, this study contributes to the existing literature on land tenure systems in Nigeria by providing a detailed analysis of the land tenure system in Ikeduru L.G.A, Owerri Municipal Council. The findings of this research are expected to inform policy interventions, land governance reforms, and community-based initiatives aimed at promoting sustainable land management practices and enhancing land tenure security in the study area.
