Gentrification, a process characterized by the transformation of urban neighborhoods through the influx of higher-income residents, has significant implications for the availability and affordability of housing in urban areas. This thesis aims to assess the impact of gentrification on affordable housing in urban areas, focusing on the challenges and opportunities it presents for urban and regional planning. The study is guided by the overarching research question How does gentrification affect the availability and affordability of housing for low and moderate-income residents in urban areas? The research begins with a comprehensive literature review in Chapter Two, which examines existing theories and empirical evidence on gentrification, affordable housing, and urban planning strategies. The literature review identifies key factors contributing to gentrification, such as rising property values, displacement of existing residents, and changes in neighborhood demographics. Chapter Three details the research methodology employed in this study, outlining the research design, data collection methods, and analysis techniques used to assess the impact of gentrification on affordable housing. The methodology includes a combination of quantitative analysis of housing market data, qualitative interviews with residents and stakeholders, and spatial analysis of neighborhood change. In Chapter Four, the findings of the study are presented and discussed in detail. The analysis reveals the complex and multifaceted impacts of gentrification on affordable housing, including both positive and negative outcomes for low and moderate-income residents.
