This thesis investigates the critical issue of cost and time overruns in construction projects, focusing on residential developments in urban areas. The study aims to identify the causes of these overruns and propose strategies to mitigate their impact on project outcomes. Through a comprehensive literature review, the research examines existing theories and models related to cost and time overruns in construction projects. The methodology involves a detailed case study approach, analyzing multiple residential development projects in urban settings to gain insights into the factors contributing to cost and time overruns. Chapter One provides an introduction to the research topic, outlining the background of the study, problem statement, objectives, limitations, scope, significance, structure of the thesis, and key definitions. Chapter Two presents a thorough literature review, discussing ten key concepts related to cost and time overruns in construction projects. This review serves as the theoretical foundation for the research, exploring existing knowledge and gaps in the literature. Chapter Three details the research methodology, including the research design, data collection methods, sampling techniques, data analysis procedures, and ethical considerations. The chapter describes how the case study approach was employed to investigate cost and time overruns in residential developments in urban areas.
