The effect of location of university of uyo town/annex campus on residential properties of ikpa road and its environments

<p> The<br>establishment of the University of Uyo in Ikpa Road, Uyo Local Government Area<br>of Akwa Ibom State has brought about real estate development and also has been<br>able to command increase in its rental trends. This study analyzes the impact<br>of the university mostly on the residential properties in the study area. With<br>its objectives being to help identify the various class of population with the<br>study area which tends to affect the rental value. Also to identify the various<br>types of residential properties developed in the study area and finally,<br>determining the rent passing on developed residential properties which in turns<br>helps to analyze the impact of the siting of the University of Uyo on rental<br>value around the study area. The research design used was the before and after<br>which aids in recognizing the changes observed before the university was sited<br>and after it was sited. Questionnaires were handed out to the residents of the<br>area being both the tenants and the landlords who were interviewed orally in other<br>to gather more data. The collected data was presented using simple percentage<br>and analyzed using correlated analysis. It was observed that before the<br>establishment of the university in the area, teaching and nonteaching staff<br>became a large part of the population. It could be observed that before and<br>after the siting of the university, there has been a change in the type of<br>residential properties developed in the area. These developments have led to<br>increase in the rent passing on these properties in the study area. The effect<br>which was grouped into environmental effects, in form of increase in population<br>and land use, economic effect in form of increase in business and commercial<br>effect in form of increase in business and commercial activities. Infrastructural<br>effect in form of better electricity, water supply and transportation network<br>has increased tremendously in the study area. <br></p>
